Size
 1600-1800 houses and industrial estate on about 130 hectares..
Existing use
This is all farmland at present.
Advantages
  • The site is big enough to develop community facilities, eg school, shops, medical as well as houses.
  • Next to a proposed, 'park and ride' site, with tram access to Nottingham.
  • The industrial area is near the A611 dual carriageway Hucknall by-pass and motorway links.
Disadvantages
  • The site would overpower the existing village of Linby.
  • The land is all existing Green Belt.
  • The land is mostly high grade agricultural land.
  • Only sustainable if the tram network is extended to Linby - not planned at present.
