| Advantages |
|
- The site is big enough to develop community facilities, eg school,
shops, medical as well as houses.
- Next to a proposed, 'park and ride' site, with tram access to
Nottingham.
- The industrial area is near the A611 dual carriageway Hucknall
by-pass and motorway links.

| Disadvantages |
|
- The site would overpower the existing village of Linby.
- The land is all existing Green Belt.
- The land is mostly high grade agricultural land.
- Only sustainable if the tram network is extended to Linby - not
planned at present.
