- The site is big enough to develop new community facilities, eg

shops, medical centre, as well as houses.
- The industrial area is near the A611 dual carriageway Hucknall
by-pass and motorway links.

- The site would greatly extend the size of Hucknall into the green
belt.
- The land is all existing Green Belt.
- The land is mostly high grade agricultural land.
- A long way from the town centre with poor public transport access.
