Size
 400 houses on about 16 hectares..
Existing use
This is farmland at present.
Advantages
  • The site is a natural extension of the existing Vaughan estate.
  • Within walking distance of Hucknall town centre and rail/tram link to Nottingham, so sustainable.
  • There are existing shops, leisure and schools.
Disadvantages
  • The site would bring Hucknall much closer to the existing village of Papplewick - urban sprawl.
  • The land is all existing Green Belt.
  • The land is close to the R. Leen which is a grade VI watercourse - may lead to pollution and loss of habitat.
  • Will bring more traffic to Papplewick Lane and Moor Road.
