|
- The site is a natural extension of the existing Vaughan estate.
- Within walking distance of Hucknall town centre and rail/tram link
to Nottingham, so sustainable.
- There are existing shops, leisure and schools.

| Disadvantages |
|
- The site would bring Hucknall much closer to the existing village
of Papplewick - urban sprawl.
- The land is all existing Green Belt.
- The land is close to the R. Leen which is a grade VI watercourse -
may lead to pollution and loss of habitat.
- Will bring more traffic to Papplewick Lane and Moor Road.
