| Advantages |
|
- The site is a natural extension of the Papplewick Lane housing
development.
- Within walking distance of Hucknall town centre and the rail/ tram
station.
- Would allow the extension of the R. Leen countryside corridor,
with greater access for people to the countryside, on a new
long-distance path linking Bestwood lakes to Newstead Abbey
grounds.
- Would allow sports pitches to be upgraded.

| Disadvantages |
|
- The site would threaten the isolation of the existing village of
Papplewick, leading to urban sprawl.
- The land is all existing Green Belt.
- The land is mostly high grade agricultural land.
- The closeness to the R. Leen may lead to pollution of the grade VI
watercourse.
- It would destroy the existing habitats in several mature (possibly
ancient) hedgerows.
