- Close to bus route - access to Nottingham.
- Close to the A611 dual carriageway Hucknall by-pass and motorway
links.

|
- The site would reduce the green corridor between Bulwell and
Hucknall.
- The land is all existing Green Belt, with mature hedgerows and
trees.
- The land is valuable open space close to the Welbeck / Broomhill
housing.
- A long way from Hucknall shopping centre or Bulwell shopping
centre.
